TEN STEPS - AND YOU'RE HOME:

  1. Defining the brief
    Detailed and comprehensive discussions aimed at refining the Buyer's Brief will help you define your objectives within your purchase price range.
  2. House Search and Research
    We search all potential sources - selling agents, internet, local media, industry contacts and silent listings - for properties that fulfil your brief. We visit every suitable property and provide a report on each including photographs to help produce a shortlist.
  3. Short-listing
    Rigorous evaluation of every short-listed property with full disclosure of all relevant information, both positive and negative. Material provided will be relevant and include photographs (internal and external and aerial if required), floor plans and database price comparisons.
  4. Inspections
    We arrange suitable inspection times with agents or owners and attend with you.
  5. Market Evaluation
    Our premium access to Australian Property Monitors' database provides recent market comparisons and evaluations, from which we will appraise the value of each potential property. To avoid overwhelming you with paperwork, we will distil all essential information into a package to guide choice and price negotiations. We will happily provide a full suite of documentation on each property should you require it. This could include a full ownership, sales and price history, aerial photographs with boundaries marked, suburb maps with local amenities and suburb price movements.
  6. Contract Check and Negotiation
    As negotiations on price begin, we can arrange to have the contract inspected by a suitable legal practitioner - nominated by you or suggested by us - so contract terms can be agreed with minimum delay.
  7. Price Negotiation
    We will develop negotiation and bidding strategies with you. We will advise you on all the options available when purchasing - for example, should a pre-auction offer be made?
  8. Building and Pest Inspections
    Once price negotiations have begun we can advise on any inspections necessary to ascertain the property's structural soundness and other issues such as pest infestation. Due diligence issues could also include strata reports when purchasing apartments.
  9. Exchange of Contract
    We will help arrange for quick exchange of contracts to seal the deal, once a price has been negotiated, and deliver deposit cheques. Once this is done financiers begin their role. Our final fee is now due, but we are of course happy to attend pre-settlement inspections with or for you.
  10. Settlement
    Settlement occurs on the date agreed by purchaser and vendor. Solicitors and bankers meet to finalise transfer of title, it is registered with the Land Titles office and the keys to the house are yours. Congratulations!
